a) CAMORS C. ROTH – application for Special Subdivision Plat Approval. The applicant would like to subdivide the (2) two parcels of land into (4) four new parcels of land. The newly created parcels of land will meet the required minimum 100 foot lot width and a total square footage of 12,000 square feet for an R-1 District. The property fronts Beach Boulevard and Boardman Avenue. The property is located at 818 North Beach Blvd., Parcel 1 #144P-0-19-041.000, described as, Block 3, Lots 2-4, Leonard Subdivision, and Parcel 2 # 144P-0-19- 043.000 described as, 1st Ward, Bay St. Louis, Lot 17A, Bay St. Louis, Hancock County, Mississippi. The property is zoned R-1, Single Family District. P&Z recommended approval 5-0.

b) WILLIAM C. HOWTON – application for Variance to the Zoning Ordinance. The applicant is asking to install a 6’ wrought iron fence to the front of the property where a 4’ fence is allowed. The property is located at 4000 N. Beach Blvd., Parcel #136H-2-37-007.000, described as Part lot 2, Rear 1st Ward, Bay St. Louis, Hancock County, Mississippi. The property is zoned R-1, Single Family District. P&Z recommended approval 5-0.

c) HEALING HEARTS MINISTRIES, INC. – application for Special Exception to the Zoning Ordinance. The applicant is asking for a Special Exception to the Zoning Ordinance to allow a child development center to be conducted at Marketown Shopping Center. The property in question is located at 295 Highway 90, Suite 9B and known as “ Marketown Shopping Center”., Parcel 149D-1-21-011.000, described as, Part 233, 236 &224, 1st Ward, Bay St. Louis, Hancock County, Mississippi. The property is zoned C-3, Highway Commercial District.
P&Z recommended approval 2-1 (2 abstained)

d) CHUCK EVANS – the application for Text Amendment to the zoning ordinance and Special Exception to the Zoning Ordinance. The applicant is requesting a text amendment to the Chart of Uses to allow a “Machine Shop” in a C-2, Neighborhood Commercial District. The applicants’ intention is to conduct a business on this parcel of land which will be used as a machine shop. According to Section 621, CHART OF USES FOR ALL ZONING DISTRICTS, “Machine Shop” is not allowed. The property is located at 526 ½ Main Street, Parcel #137H-0-45-074.000, described as Lot 4B, 5 & 19C, Rear Second Ward, Bay St. Louis, Hancock County, Mississippi. The property is zoned C-2, Neighborhood Commercial District. P&Z recommended denial 5-0.
