a) PHILLIP J. REMEL – application for a Variance to the Zoning Ordinance. The applicant is asking for a variance to the fence regulation to allow a 6’ wood fence on the property line that fronts Kellar Street where a 4’ fence is required. This property is located at 203 Eighth Street and intersects with Kellar St., Parcel #137L-0-35- 079.000, described as Lots 25-28, Block 37, Bay St. Louis, Hancock County, Mississippi. The property lies in an R-1, Single Family District. P&Z recommended approval 5-0.

b) MR. & MRS. CHARLES BREATH- application for a Special Subdivision Plat Approval and Variance to the Zoning Ordinance. The applicant would like to change the configuration of the two parcels of land into two new parcels of land. The newly created parcels will meet the minimum square foot requirement. Both parcel #1 and parcel #2 will need a 1ft. variance to minimum lot width. The property is located at 616 North Beach Boulevard. Parcel #149G-0-21-004.000, described as Part 219, 1st. Ward, Parcel #149G-0-21-004.001, described as Part 219, 1st Ward, Bay St. Louis, Hancock County, Mississippi. The property lies in an R-2, Two Family District that requires a minimum lot width of 75 ft. and minimum lot area of 10,500 sq. ft. P&Z recommended 4- 0 (LeBlanc recused himself).

c) HARRY FRIERSON- application for a Variance to the Zoning Ordinance. The applicant’s intention is to do a Towing and Road Service business at a location which is allowed by right in the Chart of Uses for this district which requires a minimum size building as an office. The applicant is asking for a variance to operate at this location without an office. This property is located at 12064 Highway 603, Parcel #134F-0-18-002.000, described as Part SE1/4,-SE1/4, East of Highway (18-8-14) , Bay St. Louis, Hancock County, Mississippi. The property is zoned C-3, Highway Commercial District. P&Z recommended denial 5-0.

d) NIELS C. SAND – application for a Variance to the Zoning Ordinance. The applicant is asking for a variance to the height of an accessory structure due to the fact the accessory structure is higher than the primary structure. The applicant is also asking for a 4’8” variance to the west side yard for a 4” setback. This property is located at 502 Spanish Acres Dr., Parcel #137R-44-060.000, described as Block 3, Lot 25, Spanish Acres Subdivision, Bay St. Louis, Hancock County, Mississippi. The property lies in an R-1, Single Family District. P&Z recommended denial 5-0.
