CHARLES TAYLOR – Application for Special Subdivision Plat Approval and Variance to the Zoning Ordinance. The applicant would like to subdivide this parcel of land into 2 new parcels of land identified as parcel A and parcel B.  Parcel A will meet the requirements set forth for Subdivision Regulations. Parcel B which fronts on Church Street will meet the minimum lot area of 12,000 sq. ft. but will need a variance of 54.88’ to the minimum lot width for a proposed 45.12’ lot width. The property in question is located at 808 North Beach Boulevard and inter connects with Church St, Parcel #144P-0-19-051.000, described 1st Ward, Part 124 & 126, Bay St. Louis, Hancock County, Mississippi. KEVIN McKAY – Application for Special Subdivision Plat Approval and Variance to the Zoning Ordinance. The applicant would like to subdivide four (4) parcels of land into 4 new parcels of land.  The applicant would like to build three (3) single family dwellings on the three (3) parcels of land identified as Lot 1, Lot 2 and Lot 3. The fourth parcel of land will be “Green Space” as noted on the official survey dated 7-29-15. If the subdivision of land is granted, the newly created Lots 1, 2 and 3 and will need the following variances to minimum lot width, minimum lot area and front, side and rear yard setbacks. Lot (2), the applicant is asking for a 35.98’ variance to the required 75’ lot width; the applicant is also asking for a 9,071 sq. ft. variance to the minimum square footage of 10,500 sq. ft.; a 22.5’variance to the front yard for a 2.5’ setback; a 3’ variance to the north side yard for a setback of 5’; and a 16’ variance to the rear yard for a 4’ setback.
Lot (3), the applicant is asking for a 40.83’ variance to the required 75’ lot width; the applicant is also asking for a 9,028 sq. ft. variance to the minimum square footage of 10,500 sq. ft.; a 20.3’’variance to the front yard for a 4.7’ setback; a 5’variance to the south side yard for a 3’ setback; and a 17’ variance to the rear yard for a 3’ setback.
Lot (4), the applicant is asking for a 18.30’ variance to the required 75’ lot width; the applicant is also asking for a 9,875 sq. ft. variance to the minimum square footage of 10,500 sq. ft.; The property is located South of CSX Railroad Track, North of Union St. and fronts on the East side of South Toulme Street. BREHM BELL – Application for Special Subdivision Plat Approval and Variance to the Zoning Ordinance. The applicant would like to subdivide the two parcels of land into three (3) new parcels of land.  Parcel 1 will meet all requirements set forth for Subdivision of Property. However, parcel 2 and parcel 3 will need a variance of 25’ to the minimum lot width for a proposed 50’ lot width, and both parcels will need a 5,151.5 sq. ft. variance to the minimum lot area for the proposed 5,348.5 sq. ft. to the minimum lot area. Parcel 2 and parcel 3 are both fronting on St. George Street. The property is located at 418 ½ Carroll Avenue and extends to the 400 Block of St. George Street,  Parcel #149E-0-29-105.000, described 1st Ward, Part 362 & Part 365A & B, Bay St. Louis, Hancock County, Mississippi. The property is zoned R-2, Two-Family District which requires a minimum 75 foot lot width and a total square footage of 10,500 square feet. APPROVED 5/1 Labat with the stipulation that only a single family dwelling can be built on the lots and that no duplexes on either lot even if the property is sold. The property is to have restriction covenant on the land records of Hancock County and in the minutes.

FRANCES McDONALD – Application for Special Subdivision Plat Approval and Variance to the Zoning Ordinance. The applicant would like to subdivide this parcel of land into two (2) new parcels of land.  The Parcel fronting on Washington St. will meet all the requirements for Subdivision of Property. However, Parcel 1 fronting on Sycamore St. will need a variance of 26.73” to the lot width, for the proposed lot width of 73.27. Parcel 1 will also need a variance of 4,210.54 sq. ft for the proposed 7,782.46 sq. ft. The property is located at 119 Washington Street and extends to the 100 Block of Sycamore Street, Parcel #149L-0-30-242.000, described 3rd  Ward, 255 & 240, Bay St. Louis, Hancock County, Mississippi. The property is zoned R-1, Single Family District which requires a minimum 100 foot lot width and a total square footage of 12,000 square feet. JOE & SUNNY MICELI – Application for Variance to the Zoning Ordinance. The applicants’ intentions are to expand the existing garage. The applicants are asking for a 16’ variance to the rear yard. Therefore, the applicants are asking for a 4’ setback to the rear yard which requires a 20’ setback to the rear yard. The property is located at 107 Washington Street, Parcel #149p-0-30-010.000, described 3rd  Ward, Lot 252, Bay St. Louis, Hancock County, Mississippi. The property is in an R-1; Single-Family District which requires a 25 foot front yard, 8 foot side yard and 20 foot rear yard for a single family structure. APPROVED 6/0
 
DR. BARBARA COATNEY, Ed. D. – Application for a Special Exception to the Zoning Ordinance and a Variance to the Zoning Ordinance. The applicant is asking for a Special Exception to be allowed to build an Educational Day Care Center for Children on this parcel of land. The applicant stated there will be 8 full time employees and 2 part time employees. The building will consist of approximately 3000 sq. ft. of floor area. The required parking needed for the child care center is thirteen (13) parking spaces. According to the plot plan, a total of six (6) parking spaces will be provided therefore, the applicant will need a variance to the off street parking regulations of seven (7) parking spaces. The applicant is also asking for a 17’ variance to the front yard setback for the proposed front yard setback is 8’. The required front yard setback is 25’. The required front yard setback for an R-1 District is 25’.  The property in question is located at 530 Bookter Street and the corner of St. Francis Street. The property is zoned R-1, Single Family District, Parcel #137J-0-45-004.000, described 3rd  Ward, Lot 33, Bay St. Louis, Hancock County, Mississippi.
