KEVIN JORDAN– application for Special Exception to the Zoning Ordinance. The owner is asking for a special exception to the zoning ordinance to allow the residence that is located on the property to be used as a bed and breakfast establishment. The residence consists of 2 bedrooms which will be used as guest quarters for a bed and breakfast establishment. The owner has indicated on the site plan the required 1 parking space per sleeping room plus one space for visitor parking. The property is located at 132 Sycamore St., Parcel #149L-0-30-236.000, described as, 3rd Ward, Lot 237B, Bay St. Louis, Hancock County, Mississippi. The property lies in an R-1, Single Family District.

ANTHONY PACE– application for variance to the Zoning Ordinance. The applicant intends to place a pre-constructed shed to the rear of the property. The applicant is asking for a variance to allow a side yard setback of 2 feet instead of the required side yard setback of 5 feet. The property is located at the intersection of 405 Third Street and Caron Lane, Parcel #149N-0-30-135.000, described as, 4th  Ward, Lot 72, Bay St. Louis, Hancock County, Mississippi. The property lies in an R-2, Two Family District.

CHARLES S. DORSEY– application for Variance to the Zoning Ordinance. The owner is asking for a variance to allow a 4’ in height wrought iron fence within 20’ of the intersection of Old Spanish Trail and Keller Street. According to the Zoning Ordinance, Section 406 Fences: (A) No fence may be constructed within 20 feet of any intersection, measured at the property line. The property is located at the intersection of 297 Old Spanish Trail and Keller Street, Parcel #137J-0-44-030.000, described as,1-3,Cor. EX. W.30’ (Home), Bay St. Louis, Hancock County, Mississippi. The property lies in an R-1, Single Family District.

DENISE A. BERGERON– application for a Variance to the Zoning Ordinance. The applicant intends to construct a single family residence with a detached garage. The applicant is asking for a variance to allow for a side yard setback of 2’ instead of the required side yard setback of 8’ for a primary residence. The applicant is also asking for a side yard setback of 2’ instead of the side yard setback of 5’ for an accessory structure. The property is located at 113 Ballentine Street, Parcel #149N-0-30-059.000, described as, 4th Ward, Lot 14E, Bay St. Louis, Hancock County, Mississippi. The property lies in an R-2, Two Family District.

JOHN AND ALLISON ANDERSON- application for Special Exception and Variance to the Zoning Ordinance. The applicants intend to convert the upper level floor of the existing carport/shed into an accessory dwelling. 

According to the Zoning Ordinance, Section 1002.6 

An accessory dwelling shall:

  • Adhere to the same setbacks as the primary structure.
  • Shall not be permitted on a lot less then 15,000 square feet.
  • Shall not contain more than two (2) bedrooms.
  • Shall be limited to less than fifty (50) percent of the floor area of the principal structure.
  • The accessory unit may be created as a second story with detached garages if the height of the accessory unit and/or garage does not exceed the height of the principal structure on the lot. 

The applicants are asking for a Special Exception to allow an accessory dwelling that will consist of 288sqft of living area and one bedroom. The applicants have also indicated on the site plan the required two (2) parking spaces will be provided for an accessory dwelling; a 3ft variance to the side yard for the accessory dwelling; a 5,250sqft variance to the square footage requirements for the accessory dwelling; and a variance to the height of the proposed dwelling. The property in question is located at 422 Main Street, Parcel #149E-0-29-312.000, described as, 2nd Ward, Lot 46C, Bay Saint Louis, MS. The property is presently zoned R-2, Two Family District.

LOUIS MAUMUS  application for a Special Use District on the property located at 630 Third Street. Representing agent is Mr. Duke Levy. The property lies in an R-1, Single Family District. The reason for asking for a Special Use District is because the applicant intends to keep all aspects of the project private; including the access road and private park for the home owners. There will be no commercial activities within the development. All newly created parcels of land will be R-1, Single Family Residential. If the Special Use District is granted, the applicant is asking for a Special Subdivision Plat Approval creating 29 single family parcels as well as dedicated green space area/park. The applicant will then need variances to lot width and square footage of lot. The property in question is located at 630 Third Street, Parcel # 137R-0-36-074.000, 4th Ward, Lot 218A, Bay St. Louis, MS.
