MS. ELIZABETH DUETT– application for Special Subdivision Plat Approval and Variance to the Zoning Ordinance. The applicant is asking to subdivide this parcel of land into two (2) new parcels of land. If the subdivision of property is granted, Parcel 1 will need a total variance of 75ft to the lot width and a total variance of 3,004sf to the square footage.  The property is located at 133 St. Charles Street, Parcel # 149N-0-30-171.000, described as 4th Ward, Lot 139B, Bay Saint Louis. The property lies in an R-2, Two Family District.

OUR LADY OF THE GULF PARISH/CATHOLIC DIOCESE OF BILOXI – application for Special Exception to the Zoning Ordinance. The representing agent is Mr. Joe Monti. The Parrish is asking for a special exception to the zoning ordinance to expand the existing cemetery. The proposed extension will be approximately 230 feet to the rear of the current cemetery. The property in question is located on South Necaise Avenue and is known as St. Mary Cemetery, Parcel # 149M-1-29-034.000, described as 2nd Ward, Lot 251, 252B & 199 & Part 250, Bay St Louis. The property is currently zoned R-3, Multi Family District.

BILL AND SUZI HAND- application for Variance to the Zoning Ordinance. The applicant’s are asking to construct an 8’ in height wood fence to the rear yard of their property. The total variance to the fence height needed to the rear yard property line is 2’. The property is located at 122 Carroll Avenue, Parcel # 149F-0-29-142.000, described as Part of Lot 12, Carroll Subdivision. The property is zoned R-2, Two Family District.

BARBARA A EASTERLING – application for Variance to the Zoning Ordinance. The applicant is asking to install a 6’ in height wood fence on the front yard property line and extend it to the side yards. They will need a total variance to the fence height to the front yard setback line of 2’. The applicant will also need a total variance to the front yard setback for placement of a 6’ in height fence of 25’. The property is located on the 400 block of St. George Street, Parcel #149E-0-29-131.000, described as Lot 422C, First Ward, Bay Saint Louis. The property is currently zoned R-2, Two Family District.

MRS. MALIN CHAMBERLAIN – application for Special Exception to the Zoning Ordinance. The applicants are asking for a special exception to the zoning ordinance to build a 14’ x 14’gazebo on this parcel of land. The property in question is located on the south east side of 648 North Beach Boulevard, Parcel# 149C-0-20-068.000, described as 1st Ward, Part 170, Water Lot, Part Lot 15881’ Frontage, Bay Saint Louis. The property is zoned R-5A, Limited Open Beach District.

MR. JUSTIN LUCAS – application for Variance to the Zoning Ordinance. The applicant is intending to install a 6’ in height wood fence to the front yard fronting on Harry Street. He intends to attach the proposed fence to the abutting neighbors existing fence. The applicant will need a total variance to the fence height to the front yard setback of 2’ and a total variance to the front yard setback for the placement of the 6’ in height fence of 7’. The property in question is located at 601 Highland Drive and intersects on the corner of Harry Street, Parcel #137A-0-41-013.000, described as 16 & S ½ of 17, Hillcrest Subdivision. The property is zoned R-1, Single Family District.

MR. JAMES CHILIMIGRAS – application for Special Exception to the Zoning Ordinance. The owner is asking for a special exception to the zoning ordinance to allow a family cemetery on this parcel of land. The cemetery will consist of a mausoleum. The property in question is located at 2143 Longfellow Drive, Parcel# 137M-1-35-011.000, described as 1-25, Block 87 & 1-26, Block 88, Bay St. Louis, ND & IMP, Abandoned Tenth St. & A. The property is zoned C-3, Highway Commercial District.

MR. JASON GARCIA – application for Special Subdivision Plat Approval and Variance to the Zoning Ordinance. The applicant is asking to subdivide this parcel of land into two (2) new parcels of land. If the subdivision of property is granted, the total variance needed to square footage of lot area for Parcel 1 is 1,700sf; and the total variance needed to the width of lot to Parcel 2 is 100’. The newly created Parcel 2 does not front an improved dedicated street. The applicant will need the following variance to Section 401.1, Streets. The property in question is located at 412 South Beach Boulevard, Parcel #149L-0-30-203.000, described as Lot 64, 3rd Ward, Bay St. Louis. The property lies in an R-4, Beach Front Residential District.

MR. MELVIN BARNES, JR – application for a Variance to the Zoning Ordinance. The applicant’s intention is to construct a commercial establishment which will be used as a restaurant on this parcel of land. The building will be fronting on North Beach Boulevard. The applicant is asking for the following variance to the front yard fronting on Highway 90/Service Road; they will need a total variance to the front yard setback of 25’. The applicant is also asking for a variance to the fence regulations to allow a 4’ in height wooden fence within 20 feet of the intersection of North Beach Boulevard and Highway 90/Service Road. The property in question is located at 630 North Beach Boulevard and the intersection of U.S. Highway 90, Parcel# 149C-0-20-089.000, describes as Part 1-3, Block 1, Beach Park Subdivision. The property lies in a C-3, Highway Commercial District.

MICHELLE MCGRATH, DAUGHTER OF LOUIS MAUMUS – application for a Special Use District on the property located at 630 Third Street. Representing agent is Mr. Duke Levy. The property lies in an R-1, Single Family District. The reason for asking for a Special Use District is because the applicant intends to keep all aspects of the project private; including the access road and private park for the home owners. There will be no commercial activities within the development. All newly created parcels of land will be R-1, Single Family Residential. If the Special Use District is granted, the applicant is asking for a Special Subdivision Plat Approval creating 22 single family parcels as well as dedicated green space area/park. The applicant will then need variances to lot width and square footage of lot. The property in question is located at 630 Third Street, Parcel # 137R-0-36-074.000, 4th Ward, Lot 218A, Bay St. Louis, MS.

KEVIN JORDAN– application for Special Exception to the Zoning Ordinance. The owner is asking for a special exception to the zoning ordinance to allow the residence that is located on the property to be used as a bed and breakfast establishment. The residence consists of 2 bedrooms which will be used as guest quarters for a bed and breakfast establishment. The owner has indicated on the site plan the required 1 parking space per sleeping room plus one space for visitor parking. The property is located at 132 Sycamore St., Parcel #149L-0-30-236.000, described as, 3rd Ward, Lot 237B, Bay St. Louis, Hancock County, Mississippi. The property lies in an R-1, Single Family District.
