4. Planning and Zoning

a) MR. KEITH PORTER AND MRS. CONNIE PORTER – Application for Variance to the Zoning Ordinance. The applicants’ intention is to construct a carport. Where a lot is a corner lot fronting on two existing streets that intersect, the lot shall have two front yards. The minimum front yard setback is 25ft. The applicant is requesting a variance of 10ft to the front yard fronting on Magnolia Drive, which would give a front yard setback of 15ft. The property in question is located at 400 Garden Road and intersects at the corner of Magnolia Drive; Parcel #138A-0-46-112.000, described as Lot 1&2, Block 12, Shoreline Estates, Unit 2. The property is zoned R-1, Single Family District. Recommend approval 6/0

b) MR. JOHN KOMIDOR – Application for Variance to the Zoning Ordinance. The applicant’s intention is to build a single family residence. The applicant will need a total variance to the front yard setback of 20ft, resulting in a front yard setback of 30ft and a total variance to the side yard setback of 3ft, resulting in a side yard setback of 5ft. The property in question is located at 1526 North Beach Boulevard;

Parcel #136H-2-37-001.000, described as 2D, Rear First Ward, Bay St. Louis. The property lies in an R-1 District. Recommend approval 6/0

c) MR. TODD THRIFFILEY – Application for Special Subdivision and Variance to the Zoning Ordinance. The applicant is asking to subdivide the parcel of land into two (2) new parcels of land. The newly created Parcel 1 will meet the requirements set forth for subdivision of property. If the subdivision of property is granted, the newly created parcel of land identified as Parcel 2 will need a total variance to the minimum lot area of 3,843sq ft, resulting in a minimum lot area of 6,157sq ft; and will need a total variance to the minimum lot width of 25ft, resulting in a lot width of 50ft. The property in question is located at 547 St. John Street; Parcel # 137H-0-45-091.000, described as Lots 16-18, Block 1, Toulme Subdivision. The property is zoned C-3, Highway Commercial District. d) MR. BREHM BELL – Application for special Subdivision Plat Approval and Variance to the Zoning Ordinance. The applicant would like to subdivide this parcel of land into five (5) new parcels of land. If the subdivision is granted, the applicant will need variances to the lot width for each new parcel and variances to the total square footage to each new parcel.
