Here are the actions taken at last night’s (Oct. 27) Planning & Zoning meeting:

KENNETH CAMERON – an application for a Variance to the Zoning Ordinance. The applicant would like to add an addition to the front of his residence. The applicant is asking for a 5’setback to the front yard which requires a 25’ minimum setback. The applicant is also asking for a 3’ variance to the west side yard which requires a 8’ minimum setback. The property is located at 4089 Second St., Parcel #138F-0-28-283.000, described as Lot 16, Block 2-A, Shoreline Park, Unit 2. The property is zoned R-2, Two Family District, Bay St. Louis, Hancock County, Mississippi. APPROVED

MARLIN SUTHERLIN – application for Variance to the Zoning Ordinance. The applicant is asking to construct a detached carport to the rear of the property. The applicant is asking for a 1’ setback to the side yard where a 5’ setback is required; therefore, the applicant is asking for a 4’ variance to the side yard. The property is located at 306 Main St., Parcel #149F-0-29-333.000, described 2nd Ward, Lot 36, Bay St. Louis, Hancock County, Mississippi. The property is zoned R-3, Multi Family District. APPROVED

KATHY HALL – application for Variance to the Zoning Ordinance. The applicant is asking for a variance to the fence regulation to allow a 6’ high fence to the front yard where the maximum fence height is 4’; therefore the applicant is asking for a 2’ variance to the fence height. The applicant is also asking for a 5’ setback to the front yard where a 25’ setback is required; therefore, the applicant is asking for a 20’ variance to the front yard setback requirement. BRETT LADNER –  application for a Variance to the Zoning Ordinance. The applicant is asking to construct an accessory structure which will be greater than fifty (50) percent of floor area of the principal structure. The existing principal structure consists of 816 sq. ft. of floor area. The new accessory structure will consist of 624 sq. ft. of floor area. The difference in floor area of the principal structure and the accessory structure is (76%) seventy six percent. A (26%) twenty six percent variance to the floor area will be needed to allow an accessory structure to be greater than fifty (50%) percent floor area of the principal structure. M. J. KRANKEY – Variance to the Zoning Ordinance. The applicant is asking for a side yard variance to a detached carport which is currently in place on the property. LOUIS MAUMUS – application for a proposed amendment to the official zoning map. Mr. Louis Maumus is requesting an amendment to the zoning map for a Planned Unit Development.  The reason for this amendment is there is change in conditions in the general area and there is an increase need for residential development. In addition, a planned unit development may be permitted in any district after an amendment to the official zoning map.  The property in question is located at 630 Third Street.
